Please read the following vacation rental terms and conditions carefully before proceeding.

1. Introduction

These Terms and Conditions govern your use of this website and your booking of any short-term vacation rental properties listed herein. By using this website or completing a reservation, you acknowledge that you have read, understood, and agreed to be legally bound by these terms. If you do not agree with any part of these terms, you should not proceed with using the site or booking a stay.

2. Booking Terms

Properties listed on this site may be reserved either directly through the website or via third-party platforms. The booking process will vary depending on the platform used.

• Minimum Age: Guests must be at least 21 years old to book.

• Identification: Valid government-issued identification may be required before or at check-in.

• Payments: A deposit or full payment is typically required at the time of booking. Specific payment terms will be outlined prior to confirmation.

• House Rules: Acceptance of the property’s house rules is required. These may include policies on noise, guest limits, check-in/out times, and use of amenities.

Failure to comply with booking terms may result in cancellation without refund.

3. Cancellations & Refunds

The cancellation and refund policy will be clearly stated during the booking process. Typical policies include:

• Full Refund: For cancellations made more than 30 days before arrival.

• Partial Refund: For cancellations made 14–30 days before arrival.

• No Refund: For cancellations made within 14 days of arrival.

If the booking is made through a third-party platform (such as Airbnb, Vrbo, etc.), their respective cancellation and refund policies apply and may differ from those listed above.

4. Guest Responsibilities

Guests agree to treat the property and surrounding area with care and respect throughout their stay, and must adhere to all posted or communicated House Rules.  See some House Rules listed below.

• Only the guests who made the reservation, and the people in their reservation, may stay at the house.
• No unregistered guests or visitors are allowed.
• Reservations from residents of Gainesville are not allowed. Please contact us before booking if you live in the Gainesville area.
• All check-in (4:00 PM) and check-out (10:00 AM) times are strictly enforced.
• All pets (dogs only) must be registered in advance (max. 2). There is a fee of $50 per pet. 
• There is space for 4 cars. Please only park in the garage or on the driveway.  No commercial vehicles are permitted.    
• All Bookings may require a driver’s license prior to check-in.
• No smoking of any kind is allowed inside the house.
• No parties/events, excessive noise, and firearms are allowed anywhere on the property.
• Any illegal activities including drugs, prostitution, and possession of firearms, are prohibited.
• Exterior cameras are in use.
• Guests are financially responsible for any damages, missing items, or excessive cleanings, that were caused during their stay.
• Fees will apply if house rules are violated. Serious violations may also result in immediate eviction without refund. 
• Accidents happen. If something is damaged, please just let us know and we will work out a fair resolution.

5. Use of Website

Users agree not to engage in any unauthorized or unlawful activity when using this website.

Prohibited behaviors include but are not limited to:

• Attempting to breach or compromise site security

• Transmitting spam or unsolicited messages

• Scraping, duplicating, or misusing content or data from the site

All content on this website is the intellectual property of the site owner unless otherwise stated. Reproduction or redistribution without permission is prohibited.

6. Liability Disclaimer

The operator of this site and its partners are not responsible for:

• Website Issues: Temporary unavailability, inaccuracies, or technical errors

• Guest Incidents: Injuries, accidents, losses, or thefts occurring during a stay

• Force Majeure: Delays or cancellations due to natural disasters, weather, strikes, government actions, or other uncontrollable events

Guests are advised to obtain appropriate travel and medical insurance prior to their stay.
